The Cobb Association of REALTORS® represents approximately 2,400 members who live and work primarily in the northern suburbs of Atlanta. This area is growing rapidly and is projected to surpass 1,000,000 residents by 2025. While a small number of farms can still be found in the area, it also is the site of the new Truist Park, home of the Atlanta Braves, the sprawling operations of Lockheed Martin Aeronautics, home of the C-130 aircraft manufacturing facilities, the home of Home Depot and many other large and small business. Its school systems are among the highest performers in the state. Proximity to Lakes Alatoona and Lanier as well as numerous public parks and golf courses offer abundant recreational facilities for all ages.
Under the direction of the Board of Directors and reporting to the Administration and Operations Committee, manages all functions of the Association.
Implements and maintains policies and procedures established by Association leadership covering financial management of annual revenue of approximately $600,000.
Assists leadership with committee organization and structure.
Guided by the Strategic Plan, works with the President and Committee chairs to create the agenda, select speakers and make appropriate arrangements for membership meetings and events.
Maintains communications systems that deliver timely information to members on Association and industry activities and programs.
Administers networking and social opportunities that are planned and implemented by Committee members.
Creates and maintains cooperative working relationships with political and government leaders in the areas served.
Utilizes marketing and promotion skills to increase membership numbers and participation through support of the value proposition of Cobb, Georgia and National Associations of REALTORS.
Promotes member professional development by providing continuing education courses approved by the Georgia Real Estate Commission for license renewal, for NAR membership and for real estate professional designations.
Understands the legal, regulatory and accounting requirements of a non-profit Association.
Understands political fundraising laws and reporting requirements.
Ensures that the organization is efficiently staffed, and that staff is competitively compensated.
Ensures that administrative-oriented professional development opportunities are funded by the Association.
Physical and Financial Resources
Ensures that sufficient revenue is generated to fund the activities and programs approved by the Board of Directors.
Carefully monitors compliance with the Board-approved annual budget and reports timely results to the Administration and Operations Committee.
Manages the Association-owned office building.
Assures that all funds, physical assets and other property are adequately safeguarded.
Ensures that adequate reserves are available to supp0rt Association activities.
Internal and External Relations
Administers day-to-day operations with staff support and outside resources when needed; develops positive relationship with association staff.
Supports leadership as it identifies and recruits future leaders.
Develops positive relationships with affiliate members and organizations, appropriate government agencies and news media.
Develops positive relationships with local, state and national associations by attending their meetings with association volunteers.
Implements political awareness and fundraising projects developed by volunteer leadership.
Works with outside accounting firm and legal counsel as directed by the Board of Directors.
Supports state and national advocacy efforts and works with membership on issues of advocacy at the association level.
