Position: Greater Nashville Apartment Association President
Description The President is the principal paid staff person with the responsibility of the management of the Association. The President recommends and participates in the formulation of new policies and makes decisions within existing policies as they have been approved by the Executive Committee and the Board of Directors. The President plans, organizes, directs and coordinates the staff, programs and activities of the Association to assure that the strategic plan objectives are attained, plans fulfilled, and member needs met. The President maintains effective internal and external relationships. Through management and leadership, the President achieves economical, productive performance, future programming and constructive growth of the Association.
Within the limits of the Articles of Incorporation, the Mission Statement, the Bylaws, Strategic Plan, Budget, and policies, the President is responsible for and has commensurate authority to accomplish the duties set forth below.
Functions and Powers
Directing the activities of the Association to serve the legislative, educational, and informational needs of its members. Represent and promote the multifamily industry before the media, legislative bodies, other local, regional, and national trade associations, and before the membership.
Cultivating and maintaining professional relationships and contacts with members, other associations, industry, government, public service organizations, other organizations, and vendors as are desirable or necessary in the best interest and position of the Association and in conformity with the overall objectives and policies of the organization to the greatest degree possible.
Administration of the office and for proper interpretation and fulfillment of all functions, responsibilities and authority, and relationships.
Seeing that the Board of Directors and Executive Committee are kept fully informed on the conditions and operations of the Association and on all important factors influencing them. Attends all meetings of the Board of Directors and the Executive Committee.
Planning, formulating and recommending for the approval of the Executive Committee and/or the Board of Directors general and administration specific policies, procedures and programs to implement which will further the objectives of the Association.
Executing all decisions of the Executive Committee and/or Board of Directors except when other assignment is specifically made by the Executive Committee or Board.
Participating in meetings conducted by National Apartment Association and the Tennessee Apartment Associations.
Directing basic management and coordination of the affairs, programs, projects and activities of the Association in order to provide the proper level of member services. Such services may be in the fields of membership promotion, education, files maintenance, publications, governmental relations, and any other pertinent areas of interest of the Association.
Serving as staff liaison to all committees and providing a liaison between committees and Board of Directors.
Providing necessary liaison to support committee chairpersons and committees to enable them to properly perform their functions.
Executing contracts and commitments as may be authorized by the Executive Committee and/or Board of Directors or established policies.
Promoting interest and active participation in the Association's activities on the part of the membership and reports activities of the Board and the Association through the communications media of the Association.
In conjunction with the Executive Committee, developing, recommending, and operating within the annual budget. Ensures that all funds, insurance policies, physical assets, and other property of the Association are appropriately safeguarded and administered.
Planning, promoting and administration of all official meetings of the organization.
Performing an administrative function for the Association, maintaining records of official minutes of the Executive Committee and the Board of Directors and other official meetings of the Association, providing security for all files, legal and historical documents, membership and mailing lists.
Planning and executing all communications to the general membership which includes newsletters, general mailings, news releases, etc. Holds responsibility for securing advertising.
Carrying out other general responsibilities as may be delegated by the Executive Committee and/or Board of Directors.
In the absence of the Chairman, serving as spokesperson on behalf of the Greater Nashville Apartment Association.
Accomplishing above through delegation/support of GNAA staff.
Member of the Board of Directors and Executive Committee ex officio, without right to vote.
Serves as President for the Apartment Association 501c6 not for profit organization.
Basic Function:
The President serves as the catalyst and implementer in assuring the steady progress of the Association.
To be responsive to the multiplicity of member interests while fostering consensus building within the Association.
Reports to:Chairman, Executive Committee, and the Board of Directors
As the principal staff support to the Chairman, Executive Committee and the Board of Directors, the President performs the administrative and managerial functions necessary to efficiently operate the Association.
Accountable and responsible for day to day operations; schedules and implement activities including membership meetings, committee meetings, and educational functions.
Supervise expenditures, revenue collections, and record keeping in accordance with approved budget.
Review and approve all sales invoices. Review all invoices for past due accounts.
Review and approve all accounts receivable detail and verify reconciliation.
Identify accounts that are uncollectible or write offs and report to the Executive Committee monthly.
Review bank reconciliations as provided by accounting firm.
Approve all payroll, annual leave and perform annual evaluations and additional counseling for employees if necessary.
Review all insurance policies for adequate coverage and obtain other quotes if necessary.
Coordinate media contacts, legal counsel, etc. when necessary.
Ideal Experience:
Significant leadership and management experience with direct accountability for results in an organization of comparable scale, scope, and complexity.
Experience working with a board of directors to develop a strategic vision and business plan; leading a team to successfully implement that business plan.
Experience engaging with a wide range of volunteer leaders and stakeholders; has worked with/in a federation model.
A dynamic and charismatic spokesperson who has served as the “face and voice” of an organization or industry.
A track record of success developing programs, products, and services that add value and revenue.
Exceptional management skills in recruiting, developing, retaining, and motivating high performing individuals and teams.
Experience in the apartment housing industry and/or a global enterprise is a plus.

GNAA represents over 150,000 units managed by 95 property management companies as well as 371 supplier member businesses that provide products and services to our members. The GNAA is an affiliate of both the National Apartment Association and the Tennessee Apartment Association.
